There are a few ways you can save on your homeowners insurance with MetLife Auto & Home®.

  • Safety discounts are available in most states. Your premiums will be lower if your home has fire prevention systems, such as fire alarms, automatic sprinkler systems, smoke detectors, and fire extinguishers. Theft prevention systems, such as central burglar alarms and deadbolt locks, may also qualify you for discounts.
  • Bundle your auto and home insurance. Consider purchasing a home policy with an auto policy from MetLife Auto & Home—it could save you up to 10%. Check out our Bundle & Save page for more details.
  • Consider choosing a higher deductible. The higher your deductible, the lower your premium. But always make sure that you’re financially able to pay your deductible if you have a loss.
  • See if you’re eligible for group discounts. If your employer or association offers home insurance, you could save even more. Call an agent to find out if this is available to you.

Even if you’ve never had a claim, your insurance costs can still rise over time, although it’s probably rising slower than it is for people who submit claims. Premiums are based on a number of factors in addition to loss history, including:

  • Your home’s age and type of construction.
  • How much it will cost to rebuild your home from scratch. Both the cost of materials and regional labor costs are taken into consideration for this.
  • The risks of loss associated with where you live. Is there a high risk of wildfires? Hurricanes? Is it a high-crime area? Insurance companies monitor weather patterns, how quickly a fire department can get to a home, and how close the nearest hydrant is to a property, as well as loss statistics in your area, among other factors that bear on past and prospective loss experience and expenses.
  • Fraud. Sadly, increased lawsuits and fraud contribute to rising insurance costs.

Immediately following a loss, call MetLife Auto & Home's claim service team at 1-800-854-6011. You should also:

  • Take pictures of all damage and complete temporary repairs to your property immediately—for example, patching walls or roofs, or covering shattered windows with plywood and/or heavy-duty plastic.
  • Save receipts and invoices associated with any emergency repairs to give to your claim adjuster.
  • File a report with the police department and keep a copy for your adjuster if you’ve been robbed, making sure to include a detailed list of the items damaged or stolen.
  • Make a room-by-room, written assessment of all damaged property, including descriptions, original costs, and approximate ages of all items.
  • Once you’ve reported your claim to us, a claim specialist will contact you within 24 hours. The claim specialist will review your claim, help organize temporary repairs or emergency services, and set a date for inspecting the damages.

You’ll receive a settlement check as soon as we’ve confirmed coverage and completed an investigation and comprehensive damage estimate. We will make every effort to issue payment on the claim as quickly as possible. If necessary, you’ll receive other authorized supplemental checks once proper reinspections are performed or when your claim adjuster prepares a supplemental estimate. We may be required by state laws and policy language to include any mortgagees/lien holders on your settlement check(s). If a mortgagee/lien holder’s name appears on your settlement check(s), they must sign off on the check before it can be cashed. You should contact them directly to determine the process for co-signing/cashing settlement checks.

If you have Replacement Cost (RC) coverage, in the event of a covered loss, we’ll first pay you the actual cash value for the damage to your property. When you replace the item or complete the specified repairs, we’ll pay you the difference between the replacement cost and the actual cash value amount previously paid. The total amount you’re reimbursed is subject to the terms and conditions of your particular policy, including deductible and limits.

MetLife Auto & Home has arranged with Crawford Contractor Connection network to provide construction repairs. Your claim service associate can check to ensure that this service is available in your area and schedule an inspection of your property. The network provides:

  • Over 2,200 certified general and specialty contractors nationally
  • A two-year warranty on materials and labor provided
  • Continuous contractor credentialing process
  • Worker’s compensation and insurance protection for the contractors
  • Strictly monitored performance standards

Condo FAQs

As a condo owner, your condo association probably has a master insurance policy that covers a portion of the physical building and grounds. However, this policy likely doesn’t cover your personal property, private structures, or property that’s your responsibility under your property owner’s agreement. This includes updates or improvements you’ve made to your condo, personal liability, or legal costs if something happens in your condo and you’re sued. Having your own insurance policy to enhance the master policy of your building ensures that you’re covered, just in case.

Our condo insurance policies provide comprehensive coverage with the following features:

Replacement cost coverage covers you in case you experience a loss in your condo that may not be covered by the master insurance policy. This includes any improvements or upgrades you’ve made to your condo and personal property you own (such as your furniture).2

Loss assessment protection covers you in case a common area is damaged from a covered loss and the damage isn’t entirely covered by the condo’s master insurance policy. For example, if an elevator sustains damage from lightning and the cost to fix it exceeds what the master policy covers, you and other condo owners may be asked to contribute to make up the difference. With loss assessment coverage, you may not have to pay out of pocket if something like this occurs.2

Liability protection protects your assets from personal liability, so if someone is hurt or their property is damaged, you will be held responsible.

Legal defense covers court costs if you’re sued for a covered claim. We’ll help you pay for attorneys, document preparation, or other related legal expenses.

Your personal belongings are covered worldwide, so that no matter where you are, you’ll be covered if they are damaged or stolen.

Water backup coverage is optional coverage that will pay for loss if water backs up and damages your condo or belongings. Coverage includes: a back up through sewer or drains and sump pump overflow.2

Renters FAQs

Renters insurance provides protection for all your belongings in case something bad happens, such as a fire or burglary. While your landlord is responsible for many things in your rental unit (such as plumbing and the roof), your personal belongings aren’t covered, even if your landlord has an insurance policy.

All of our renters insurance policies include:

  • Personal property coverage ensures that if something happens and you need to repair or replace your belongings, you’re covered. If there’s a loss, we’ll pay the cost to repair or replace, up to the actual cash value of your damaged or stolen property.2
  • Replacement cost coverage, which will cover you if something happens and you need to repair or replace your property. Our policies don’t deduct for depreciation (up to your coverage amount). This applies to any improvements, additions, or alterations you made to your rental unit at your own expense.2
  • Personal liability protection, which provides $100,000 of coverage (or more, if you choose) if someone else is hurt when they’re in your rental unit. It also covers property damage from others that you’re held responsible for. We’ll also cover legal defense costs as needed. Your personal belongings are covered worldwide, so that no matter where you are, you’ll be covered if they are damaged or stolen.

In some states, we also offer four specialty coverage packages, which can be added to your basic renters policy. These packages cover electronics, musical instruments, recreational/sports equipment, and luxury items. It features broader, all-risk coverage, which means everything is protected regardless of where or how they were lost or damaged. We will repair or replace them without deduction for depreciation.2

-You can choose up to $5,000, $10,000, or $15,000 of coverage depending on the value of your items within these packages.(3)

- In addition to broader coverage, some of these specialty packages also come with a bonus coverage that provides protection if these items break down or do not work correctly.

Landord FAQs

We have two types of policies: Landlord’s Rental Dwelling insurance and Landlord’s Rental Condo insurance. Whether you’re a landlord with multiple rentals, or you’re just leasing your home or condo, we’ve got a policy to suit your needs.1

The following benefits are available with any policy you choose:

  • Property coverage which covers your rental property if you own rentals built for one to four families, as well as other private structures on your property (like a garage or shed), and personal property, like tools, appliances, or furniture that’s stored on the property or used by your tenants. This coverage even includes items that are out for repair or service.
  • Loss of rental income protects you if something happens and you’re unable to rent your property out. We’d pay for your loss of rental income during the repair or rebuilding period.2
  • Liability coverage helps cover you for one of the biggest risks landlords face:  responsibility for injuries that occur on their rental property. This coverage includes personal liability, which will provide $100,000 of coverage (or more if you choose) if someone gets hurt or property damage occurs and you’re found responsible. This also covers all your legal defense costs and includes medical payments to others, so if someone is hurt on your property, we’ll pay up to $1,000 (or more, depending on your policy) for medical costs.2
  • Personal injury coverage will protect you as a landlord from lawsuits alleging wrongful entry, wrongful eviction, and invasion of the right of private occupancy.

In addition to our basic policy, we offer two different options to protect you from out-of-pocket costs, if you ever have to repair or rebuild your investment property: 

Extended limits coverage will safeguard you against unexpected increases in building and repair costs, protecting you if the dwelling’s replacement cost exceeds the policy’s Coverage A limit.  If the amount of insurance selected for the dwelling prior to the loss turns out to not have been enough, Extended Limits Coverage provides 25% more insurance to cover the extra need.
